The investment strategy of Exact, the financial backing for this project is to invest together with local partners, whom are also hired to perform the construction. This strategy has been applied in order to attain local knowledge immediately. Urban Construcoes are the local partner and constructor for Mar Bello.
Exact Invest Brazil / Invest Brazil
Exact Invest Brazil is an administration company that serves two capital funds – Invest Brazil and Exact Brazil. The group’s strategy is to invest in real estate development in Brazil, as it is understood that the fundamentals of this market place and its ability to succeed in current times is unique. The group initiated its activities in Fortaleza in 2007. Exact currently has three projects with a total of around 1000 units. Four more projects are in the pipeline, totalling approximately 3000 units. The investments are being diversified between the different income segments and areas of the city of Fortaleza. The people behind Exact have been involved in the real estate markets of Denmark, Finland, Spain and Germany for decades.
One of Exact’s projects (Allegro Condominium Clube) has been honoured as one of the top three real estate projects of Fortaleza (first semester of 2009).
Urban Construcoes
Urban Construcoes was founded in 1983, and is a medium sized developer primarily operating in the upscale housing market in Fortaleza. Urban was the first developer to construct gated luxury condominiums in Fortaleza, importing the idea from the United States. The company currently has 4 projects constructed and 3 projects pre completion.
Besides being a well-known constructor and developer in Fortaleza, Urban is a best practice company, concerned with social and environmental issues. Urban workers are given free medical and dental care and illiterate workers are trained. At every project the staff are divided into teams with various incentives for the best performing teams – This of course enhances quality of workmanship and productivity.
Urban also carries out public sector construction for certain projects that require a high standard of delivery for local government.
Urban is PBQH certified which is the equivalent of ISO 9001, only specifically for the construction sector in Brazil.
