
Dubai had experienced over 20% growth per annum during the 5 years up until mid 2008. Dubai real estate market boomed since foreigners were allowed to purchase freehold property since 2002.
Prices in Dubai have decreased by as much as 40% between mid 2008 to first quarter 2009, if you fully believe in the fundamentals of Dubai, the very reason why investors sought Dubai in the first instance, it will bounce back from the current low, this then equates to an opportunity for savvy investors to take full advantage and purchase property at largely discounted prices.
Talks between the two largest lending firms are at an advanced stage, backed by the government. This injection of financing into the Dubai market will aid Dubai in recovering from the effects of the current global financial situation as many buyers will take advantage of the discounted prices and favorable borrowing that was previously unavailable.
Due to its liquidity there is little doubt that the Middle East will return from the downturn that it is currently experiencing. If the Middle East markets come back strong, this will no doubt have a positive effect on the Dubai Market also.
